To enter yield spread premiums on the 2010 HUD-1, you must be on TitleExpress version 6.13.6 or later.

Enter yield spread premiums on lines 801 and 802. The entry on line 801 creates a disbursement to the mortgage broker. The entry on line 802 adds a deposit from the lender.

To enter a yield spread premium, follow these steps:

1. Double-click line 801.
2. Click the Plus Sign button.
3. Enter a description in the Description drop-down list. It must contain YSP, Yield, or Broker.
4. Select or enter the broker name in the Code/Name fields.
5. Enter the amount the lender is paying to the broker in the Total field.
6. Select Lender in the Paid By drop-down list.
7. Click OK.
8. Click OK to close the 801 Line Detail window.
9. Double-click line 802.
10. Click the Plus Sign button.
11. Enter a description in the Description drop-down list.
12. Select or enter the lender name in the Code/Name fields.
13. Enter the amount the lender is paying to the broker in the Total field.
14. Select Lender Credit in the Paid By drop-down list.
15. Click OK.
16. Click OK to close the 802 line detail window.

On the Disbursements tab, the deposit item from the lender reflects the addition of this charge and a disbursement item is created for the same amount to the broker.
